TPO or modified bitumen - which is right for our building?

Neither wins in the abstract. TPO's reflective, heat-welded surface lowers rooftop temperatures and cooling loads; modified bitumen's multi-ply build is the better answer where the roof takes regular foot traffic from HVAC and maintenance crews. We recommend by deck, exposure, and budget - and show the board why.

Can we restore the roof instead of replacing it?

Often, yes. If moisture testing shows the deck and insulation are dry, a coating and waterproofing restoration can renew the roof and be re-warranted for far less than a tear-off. If the testing says otherwise, we'll tell you that too - a coating over a wet roof just buries the problem.

How disruptive is a reroof on an occupied condominium?

Less than boards expect when it's planned properly. Work is phased and staged around parking, resident access, and shared amenity decks, and multi-building communities are sequenced so every roof stays weathertight throughout. What documentation does the association receive?
